Godkin Design/Build, Inc. built this 4 bed/5 bath single family home for Gocong Development Group in 2016. The home is located just a few blocks from Downtown Santa Barbara on a cozy street lined with several Craftsman style homes. Keeping with that character, this custom single story 2,225 square foot home features walnut wood floors, white Shaker style cabinets, vaulted ceilings, and various outdoor spaces of different sizes and character.
Here is what the old house looked like before it was torn down. A craftsman style home built in the early 1900's, two previous parties had tried to remodel and flip the home. They eventually realized the foundations (virtually non-existent) and framing were unfortunately far past salvaging.

This residential remodel project is a 3-phase remodel and small addition. Phase one, which is complete, includes a small addition and a full kitchen remodel that flows into a new exterior patio. The kitchen remodel features all new appliances, beautiful black and white soapstone counter tops, subway tile back splash, and new wood flooring. The exposed structural beam allows for the enlarged kitchen area while tying nicely into the new wood floor.
Phases two and three will revise the remaining house to create a 3 bedroom/2 bath home.
Phase One kitchen remodel.
A main component of this remodel was reorganizing the entry sequence into the kitchen and cleaning up the adjacent facades. We simplified the entry sequence by down-sizing from two doors to one and by building a small addition that removed an angled wall and instead opted for a 90 degree corner for the entry. This new corner simplifies the roof line and allows for more functional and flexible interior space. In Phase II of this remodel we will also remove the other 45 degree angled wall, seen in the far left of this photograph. This will further simplify the roof line and functionality of the home's interior.

This new beam allowed us to remove a wall and really open up this kitchen remodel, both in terms of size and flexibility.
Window rough openings almost completed. The four foot wide plywood panels on either side of the windows are for lateral shear.
Dining room entry steps. These will be finished with either tile or brick ... TBD.

Foundation formwork for the small addition.
This project's main focus was remodeling the kitchen but also included updating the home with new windows, doors, trim, and fresh exterior and interior paint. The new kitchen features some new appliances, beautiful walnut floors, white quartz counter tops and subway tile back splash. We also opened the kitchen area up by creating a half wall with a raised bar-height counter top that connects to the adjacent living room space.
